Buying a Property
Purchasers :
As the Purchase you have a 2 day "Cooling Off Period" which entitles you to cancel the Contract.
Once the Cooling Off Period has expired you are bound by the Contract and as an interested party you need to arrange Insurance on the property.
Then we can begin the process of transferring the property into of your name.
We liase with your bank ( if applicable ) and pay all the Government fees on your behalf. We adjust rates and taxes between the Vendor and Purchaser and ensure that all rates are paid so that you do not inherit the Vendors debt.
Finally the most important thing, we attend the final Settlement and meet with all parties on your behalf so that all you need to think about is moving into your new home.
Land Divisions & Community Titles
Land Divisions:
First things First you will need to contact a Surveyor who will do the most expensive and time consuming part of the Land Division process.
They will:

Survey the Property

Arrange for DAC approval

Arrange for Council approval

Arrange SA Water and ETSA approvals

Then lodge their Plans at the Lands Titles Office
Then what we do is:

Prepare the Application for the Land Division or Community Title

Obtain Bank consent to the Land Division
-
Obtain Encumbrance and any other interest parties consent
-
Stamp the Application with Revenue SA (if applicable)

Arrange for the Application to be lodged at the Lands Titles Office for the final approval
